Lake LBJ Property Management walks through every client's lake house once a week — inside and out — checking for leaks, confirming that appliances, alarms, and hot water are working, making sure doors and windows are locked, and looking over the yard, pool, and dock. Anything that needs attention goes straight onto the home's maintenance list. - [Maintenance & Repair Management](https://www.lakelbjpropertymanagement.com/services/maintenance-management/): Maintenance management means having one local person responsible for every repair and upkeep task at your second home. Lake LBJ Property Management keeps a running maintenance and repair list for each home, schedules the work crews, provides access to the property, and verifies that every job is completed properly. Routine items like A/C filters, water filters, and winter faucet covers are handled as part of the service. - [Lawn & Landscape Oversight](https://www.lakelbjpropertymanagement.com/services/lawn-and-landscape-oversight/): Lawn and landscape oversight means someone local is checking your property's grounds every week and making sure the work gets done. Lake LBJ Property Management monitors mowing and edging, shrubs and beds, fertilizing, the sprinkler system, rain gutters, and power washing needs at each home, and coordinates the crews who do the work. The lawn service itself is billed separately. - [Arrival & Departure Concierge](https://www.lakelbjpropertymanagement.com/services/arrival-and-departure-concierge/): Arrival and departure concierge is pre-visit preparation and post-visit close-up for a second home. With 72 hours' notice, Lake LBJ Property Management sets the thermostats, turns on ice machines, puts out cushions, checks light bulbs, , and de-webs, checks watercraft, and delivers pre-ordered groceries before you arrive. After you leave, we turn out the lights, reset thermostats, store cushions, manage the trash, and schedule housekeeping. - [Dock & Watercraft Readiness](https://www.lakelbjpropertymanagement.com/services/dock-and-watercraft-readiness/): Dock and watercraft readiness means your waterfront is watched between visits and prepared before each one. Lake LBJ Property Management checks each client's dock as part of the weekly exterior walk-through, checks watercraft before every visit, can have the boat fueled ahead of your arrival, and coordinates watercraft care and repairs with local marine services. ## How it works Working with Lake LBJ Property Management starts with an interview, where we learn how you use your home and build a customized monthly service plan. Once you approve the plan and pricing, we sign an agreement that either party can end with 60 days' notice. From then on we check the home weekly, manage the vendors, perform routine maintenance, keep in contact by email, text or phone, provide updates on projects, and prepare the house whenever you give us 72 hours' notice of a visit. 1. **Interview** — During the interview we get to know you, review the services included every month, determine if we're a good fit, and customize a service plan for your home — how often you visit, what toys you keep at the dock, which vendors you already trust. 2. **Agreement** — Once you're satisfied with your customized service plan and pricing, we execute the contract. It includes a 60-day notice opt-out for each party, so you're never locked into a long-term commitment. 3. **Payment** — The fee covering your customized service plan is invoiced through our accounting software and sent by email or text. Vendor work such as housekeeping or lawn service is billed separately. 4. **Pre-visit notification** — Give us 72 hours' notice of your arrival to take advantage of our pre-visit prep: thermostats set, ice machines on, cushions out, watercraft checked, property blown, dock de-webbed, and pre-ordered groceries delivered. 5. **Post-visit notification** — When you leave, complete the short review form to tell us what needs to be taken care of before your next visit. We close up the house and get to work on the list. ## Service areas - [Horseshoe Bay, TX](https://www.lakelbjpropertymanagement.com/service-areas/horseshoe-bay/): Resort living on the south shore of Lake LBJ, where a large share of homes are second homes that sit empty between visits. - [Kingsland, TX](https://www.lakelbjpropertymanagement.com/service-areas/kingsland/): Where the Llano and Colorado rivers meet to form Lake LBJ — classic lake-house country with generations of family getaways. - [Granite Shoals, TX](https://www.lakelbjpropertymanagement.com/service-areas/granite-shoals/): A quiet lakeside city on Lake LBJ known for its waterfront parks — minutes from our base in Marble Falls. - [Sunrise Beach, TX](https://www.lakelbjpropertymanagement.com/service-areas/sunrise-beach/): A peaceful, tucked-away village on Lake LBJ — exactly the kind of place where a home benefits from a regular visitor. - [Highland Haven, TX](https://www.lakelbjpropertymanagement.com/service-areas/highland-haven/): A small, close-knit lakeside community on Lake LBJ between Granite Shoals and Kingsland, with waterfront at nearly every turn. - [Marble Falls, TX](https://www.lakelbjpropertymanagement.com/service-areas/marble-falls/): Our home base and the hub of the Highland Lakes — we look after second homes on Lake Marble Falls and in the surrounding Hill Country. ## Frequently asked questions ### Do you manage rental properties? No, we specialize in personalized management for second homes. We do not manage rental properties — short-term or long-term. ### How do we get started? It starts with an interview. We get to know you, review the services included each month, and customize a service plan for your home. Once you're happy with the plan and pricing, we sign the agreement and get to work. Call 512-755-5353 or send us a request to set it up. ### How much notice do you need before we arrive? 72 hours. Give us 72 hours' notice of your arrival and we'll complete the full pre-visit prep. ### What areas do you serve? We're based in Marble Falls, Texas, and serve second-home owners on Lake LBJ and across the Highland Lakes — including Horseshoe Bay, Kingsland, Granite Shoals, Sunrise Beach, Highland Haven, Marble Falls and Inks lake. If you're not sure whether your home is in our area, call us at 512-755-5353. ### How much does second-home management cost? Pricing is customized to your home. Every property is different — size, pool, dock, watercraft, frequency of visits — so we build a service plan and price during your interview, and you approve both before anything is signed. ### What does Lake LBJ Property Management do? We look after second homes on Lake LBJ and the Highland Lakes so they're always ready for their owners. That includes a weekly interior and exterior walk-through, maintenance and repair management, a lawn and landscaping check, pre-visit prep before you arrive, and a post-visit wrap-up after you leave. ### Do you do grocery shopping? We do not do the shopping itself, but if you would like to pre-order groceries, we are happy to pick them up and deliver them to the property prior to your arrival. ### How often do you check on the home? Every week at a minimum. Each home gets a full interior and exterior walk-through weekly — checking for leaks, testing hot water and appliances, confirming doors and windows are locked, checking lights, and looking over the yard, pool, house, and dock for anything out of place. We routinely knock down spiders and webs to keep them under control. ### Is there a long-term contract? No. The agreement includes a 60-day notice opt-out for each party, so you're never locked in for the long term. ### How does billing work? We use an accounting software program that sends out a monthly invoice at the beginning of the month. Lawn maintenance and housekeeping are typically billed separately. If you request a project to be completed that requires additional supplies, we will add that to your monthly invoice. ### What happens after we leave? We close up the house. Lights are turned out, thermostats reset, cushions stored, trash managed, and housekeeping scheduled. Just complete the short review form on your way out to tell us what needs attention before your next visit. ### Who handles maintenance calls? We do! We are on-call during normal business hours and will contact the appropriate vendor, meet them at the property, and make sure any issues get rectified as soon as possible. ### What's included in the monthly fee, and what costs extra? Your monthly fee covers the weekly interior and exterior walk-throughs, dock de-webbing, maintenance management, the lawn and landscaping check, pre-visit prep, and post-visit wrap-up. Work performed by outside vendors is an additional cost: housekeeping, lawn service, pest control, power washing, and crafts and trades. ## Guides - [Home Watch vs. Property Management: What a Lake LBJ Second Home Actually Needs](https://www.lakelbjpropertymanagement.com/guides/home-watch-vs-property-management/): Home watch, property management, and second-home concierge are three different services.
